Juneau Projects Earn Recognition

Associated Builders and Contractors of Georgia, Inc. (ABC) honored Juneau Construction Company at the 2010 Excellence in Construction (EIC) Awards Gala, held during the recent three-day State Convention at Legacy Lodge on Lake Lanier.

Juneau received an Award of Excellence for the historic renovation of The Ellis on Peachtree. An Award of Merit in the Institutional Category was earned for the Gold LEED renovation of the Old Civil Engineering Building at the Georgia Institute of Technology. And an Award of Merit in the Commercial Category was garnered for the Ellis on Peachtree.

About the Projects

The Ellis on Peachtree:
For Juneau, the Ellis Hotel project is the most challenging restoration and one of the most rewarding projects in the company’s history.

The refurbishment of the Winecoff Hotel (site of the deadliest hotel fire in US history- Dec. 7, 1946) into The Ellis on Peachtree is a renovated property that combines the historic legacy of this beautiful building with classic contemporary design. The hotel features 127 guest rooms, a cafe, patio, lounge and restaurant, complete with the restoration of the original second floor balcony on the Peachtree facade. The Ellis contains a business center, meeting space, fitness center and state-of-the-art technology for guests. To honor the historic exterior of the hotel, the interiors feature classic post-modern interior throughout all areas. The Ellis provides a lodging experience that is not available anywhere else in Atlanta.

For its accomplishments, Central Atlanta Progress bestowed the Atlanta Downtown Design Excellence Award on the Ellis and ranked it the most significant project in Atlanta in 2009.

These recognitions and the success of the project were well earned. They are the result of Juneau’s immeasurable efforts and teamwork with the designers and the owner to overcome formidable challenges, both expected and unforeseen. Along the way, lives were literally changed and much was learned.

Juneau superintendent Darby Mullen said the following of the project:

“It is difficult to put into words the magnitude of this renovation. No one knew what to expect when we began this project. The building had been totally destroyed by the fire that killed 119 people, and years of neglect resulted in construction issues that forced us to think ‘outside of the box’ at every angle, every day. Not a day goes by that I don’t think about the Ellis project. It is something that will stay with those involved for the rest of our careers and beyond. We are all so proud of the opportunity we were given and the work we accomplished to not only restore this landmark building, but to give it a new life.”

The Old Civil Engineering Building @ Georgia Tech:
The Old Civil Engineering Building project is a historic renovation that made history.

This complex project set new standards for sustainable university restorations in the state of Georgia, becoming the first historic renovation project within the Board of Regents system to achieve a Gold LEED certification from the US Green Building Counsel (USGBC).

To obtain this formidable designation, construction designs were awarded points based on categories such as resource usage efficiency, water consumption levels, carbon dioxide levels and monitoring, amount of material recycled and landscape irrigation efficiency. The Old CE Building earned 43 points to achieve its gold rating.

In brief, the Old CE Building underwent a complete historic renovation and now features the best of the old and the new. Sleek, modern amenities, a 21st century computer lab, and SMART classrooms are complemented by original elements from the building, including the original classroom chalkboards and blueprints as feature pieces in the extensive interior design. The project incorporated the selective demolition and abatement of the interior, rehabilitation and re-pointing of the masonry skin of the building, new and restored windows and replacement of the roof systems, including installation of a new slate roof with copper gutters and downspouts.

Presently home to Georgia Institute of Technology’s two premier departments within the Ivan Allen College—the School of History, Technology and Society, and the School of Economics—the Old CE Building was constructed in 1938 during the height of the Great Depression, using Public Works Administration (PWA) money. The building’s name was originally the Civil Engineering or CE Building. However, the name was changed in the 1960’s to the Old CE Building after a new Civil Engineering Building was constructed on campus.

The Old CE Building renovation project scope included extensive restoration work to the exterior skin of the building—both waterproofing and masonry. Every square inch of the building’s exterior was refurbished and strengthened in one way or the other.

As a historic restoration, matching of existing materials and finishes was critical to the success of the project. Therefore, Juneau coordinated mock-ups and sample selections for review by the design team and owner to insure that the historical integrity of the project was maintained.

Charles Crosby served as Project Manager for the Old CE project. He said it was an amazing restoration project that achieved success because of the vast efforts of a hard-working, strategically focused and dedicated team.

"We are all so proud of the Old CE Project," Mr. Crosby said. "The building and the transformation it underwent stands as a testament to tremendous coordination of various groups who were focused on reaching a common goal."
